Financial website news on July 22The 18th Annual Conference of Boao·21st Century Real Estate Forum will be held grandly in Sanya, Hainan from July 21st to 24th. The forum was launched in 2001 by the 21st Century Economic Report, a subsidiary of Southern Finance Omni Media Group, and co-sponsored by the Allied Real Estate Chamber of Commerce and Jingrui Habitat Development Foundation. It is one of the highest-level and most influential real estate professional forums in China. The theme of this annual meeting is: "The tide is rising: a new voyage for better living." In this meeting, Zuolin Vice President Zhou Huirong expressed her views on real estate smart solutions.

She believes that what Zuolin is doing is to connect the humanity, space and time of the park. She believes that cities in the future can no longer spread like ink stains, but should bloom like flowers. Parks are like petals, smart park management platforms are green leaves, and what Zuolin does is to provide smart solutions to meet the needs of buildings. , satisfy consumers. The full text of the speech is attached below.

Distinguished guests, distinguished guests, good afternoon. There is a saying that there are 1,000 Hamlets in the minds of 1,000 people. Some people say that intelligent buildings are smart parks, while others say that modern equipment is required before it can be called a smart park. We conclude that a smart park is not an independent concept, but a connection between the humanity, space, and time of the park.

How to talk about it specifically? For traditional parks, the process from planning and construction to investment promotion and operation is independent. Many parks hope to target operational results and incorporate the concept of smart parks in early planning, and then provide suggestions for later operations. This is a matter of time. connect. The second is spatial connection. Many parks are not completely traditional. They have independent OA, properties, and systems. These systems are not open and independent of each other. They hope to have a platform to unify these, including unifying entrances and data. , this is the second industry trend, spatial connection. The third one is humanistic connection. What is humanistic connection? That is to say, during the communication process with many park office buildings, we found that everyone is very clear about the park area, building area, rent, property fees, and how many companies there are, but the concept of park people is very vague. How many people are in the park? Whether the number of people is increasing or decreasing is unclear. There is a lot to explore in terms of basic necessities, food, housing and transportation. How to connect businesses, governments and enterprises? Our core is to make three connections.

Zuolin is committed to providing smart management platforms and solutions for communities through the mobile Internet, big data and IoT. We can call the park office buildings core spaces. We help the park improve work efficiency and service quality. Because the core is to make connections and really let people use it. Once users are active, data will be accumulated and a good cycle and ecological chain will be formed. Our concepts are generally recognized in parks and office buildings, and we have been working hard in this industry for many years.

We attach great importance to the sustainable development of the enterprise. We have introduced the Deloitte training system and the human resources management system of Tsinghua University. Over the years, we have invested over 100 million in R&D. We are currently a national high-tech enterprise. We will continue to increase our investment in R&D in the future. We firmly believe that technology is our core competitiveness.

Let’s introduce our smart solutions below.

This is the top-level architecture of our smart space. A question was asked at the beginning, saying that our core is to help parks connect people, space, and time. Someone asked for a long time how much a smart park is? Is it a service product or a solution? In our opinion, smart parks are integrated solutions. Different parks have different needs and need to be connected with different business modules. The core here is the middle platform. Our core is to build the platform, the park intelligent management platform, the park management platform, and the big data platform. At present, we are the industry leader in technology. This is for the upper layer, and the lower layer needs to be connected and the hardware integrated. For example, for parking, we connect with 80% of the parking manufacturers in the industry. It used to take two months to connect with parking, but now it only takes two or three days.

There is an independent platform for each park. Online is not enough, but offline is also required. We cooperate with Pacific Coffee on the site, so that online and offline form a closed loop. Our core is software, and the experience of pure software is not very good. In terms of core hardware, such as access control and face recognition, we also make our own hardware. Secondly, products and operations. Traditional campus products like OA are finished after they are launched. It is not known whether they are useful or not. Our core is to make people use them easily, so operations are indispensable, so we have a dedicated operations team. Let’s help the platform become truly active together.

Our latest smart operation management platform is divided into 5 categories according to scenarios. Here is an introduction by role. For example, I am a white-collar worker in an office building. When I usually go to work, I have lobby access control in the lobby. I can open the door through QR code or face recognition. Now there is a customer who has a smart building with no buttons inside. After work, he can reserve public resources, conference rooms, etc. through the mobile platform, and we can approve employee contracts.

Due to time constraints, we have many functions so I won’t list them all one by one. I have selected a few to introduce.

The first one is access control. It is a very important entrance in all park spaces, so we spent a lot of time here. We have developed 4 technologies, namely QR code opening and remote opening. When it comes to access control, it comes first. The first is security. A lot of work has been done on access control security, keys, and authorization.

The second one is the smart canteen. The smart canteen is divided into standard meals and traditional running meals. Our core is to connect online and offline. As an online employee, you can book the meals you want online when you are not off work. The canteen chef Meals can be prepared as soon as they are approved, and the traditional assembly line model will continue to exist without affecting it. The core here is to do cashiering. What is the difference between WeChat and Alipay for online payment? We are the core solution. We have connected many parks. The parks will later be involved in the business revenue sharing. Our data provides support for this.

The third is asset management. Customer management can be specific to the house number. This is the only one in the industry. WeChat solves the problem of social networking and is more targeted at individuals. Our social networking is targeted at enterprises. It can do one thing. A park manager can do it according to people. , deliver messages according to company, personal account, and house number. Anyone who operates a public account knows that it is impossible to proactively send messages to users. In addition, contract management is about process and standardization. Some sales staff promise that the vacancy period will be only one month. At this time, they can be reminded to renew or change the contract.

The third is an offline hub for online services, which exists in the form of a coffee shop. It includes brunch and afternoon tea. It is targeted at a building, such as household registration intervention and banks. If placed below for a long time, it will cause a waste of resources. Our solution It is used in different time periods. Temporary shelves have been built in the service block, and goods can be unloaded at the enterprise at any time. There is a transfer station here.

The second largest IoT platform, what does our core do? The gateway in the lower right corner is mainly for connection. Everything can be connected. We can control lights, air conditioners, etc. remotely.

The third part is the big data platform. Our data is divided into three categories. The first category is personal data in the park, such as personal access status, and the second category is enterprise management data, such as reservations of public resources, energy consumption management, etc. Waiting for these, the third category is the usage of equipment and facilities, including data on when air conditioners and elevators should be repaired. Our platform is compatible with three types of data at the same time and is presented in a real-time and non-real-time manner. It can be viewed through a mobile phone or an external backend. , these have done a lot for the park’s external image display.

Two cases are introduced below. The first one is Shenzhen Bay, which is known as Shenzhen Bay with Zhongguancun in the north and Shenzhen Bay in the south. In 2016, a bunch of big guys like Jack Ma and Alibaba opened Shenzhen Bay Entrepreneurship Plaza, which has 5 parks. He is the manager of multiple parks in one area. Here is a data Let everyone feel it. His platform is made by us, and everyone can download it on the APP. The public resource reservations in the two months after it goes online can reach the combined offline resource reservations in the previous two years. The second case is Zhangjiang Hi-Tech, which is known as China's Silicon Valley and is also the number one industrial park. It has standardized management of online and offline processes. We spent two months sorting out assets to enable them to achieve paperless operations and Standardized management.

This is a collection of some of our customer cases, which have been introduced before, so I won’t go into details here.

The cities of the future can no longer spread like ink stains, but should bloom like flowers. The parks are the petals one by one, and the smart park management platform is the green leaves, which set off the city composed of parks and shine with golden light. In the future, let us Let’s build an ecosystem together, thank you all!
